Property Type
Multi-family, student housing, and mixed-use projects, urban or suburban locations. If urban, prefer mid-rise locations but will consider high-rise development. If suburban, prefer 4-story surface parked or BTR.
Geography
Nationwide but with a special focus in Arizona, Colorado and the Carolinas. Particular emphasis on Opportunity Zone sites.
Size
For urban projects, minimum of 100 units or 200 beds if student, typically 1+ acres. If suburban, prefer 8-20 acres for 200+ units.
Opportunity Zones
Strong preference for Opportunity Zone sites, urban or suburban. Determine whether or not a site is in the Opportunity Zone at the Economic Innovation Group GIS map here.
Entitlements
Strongly prefer fee simple ownership, will consider long term ground leases. Will look at unentitled, partially entitled or fully entitled sites.
Location
Path of growth suburban sites or urban in-fill locations with high walk and bike scores.
